Why choose us

The three things people actually complain about

Ask anyone who has had building work done and you will hear the same three stories. Everything below exists because of them.

  • The price moved

    Ours is fixed in writing after the survey, with a priced schedule of what is included. Variations are quoted and signed before the work happens, never invoiced afterwards.

  • Nobody turned up

    You get a programme with dates on it and one site manager whose mobile number you have. If a date is going to slip you hear it from us first, with the new date attached.

  • They vanished at the end

    Ten per cent of the contract is held back until you have walked it with us and the snagging list is closed. That is our incentive, in writing, and it is why we finish.

Four stages, and you can stop after the second

Stage 01

Site visit

About an hour, free, no obligation. We look at what you want, what the building will allow, and what it is realistically going to cost.

Stage 02

Fixed quote

A written, itemised price with a programme and a completion date. Valid for ninety days. Yours to compare against anyone else’s.

Stage 03

The build

One site manager, our own trades, dust protection up before anything comes down, and a weekly written update whether or not you ask for one.

Stage 04

Handover

We walk it with you, close the snagging list, and hand over certificates, warranties and the manuals for everything installed.

Questions

The ones we get asked

Is the quote really fixed?
Yes, after the survey and against a written schedule of works. The only things that change it are variations you ask for, which are priced and signed off before anybody starts them, and genuine unknowns behind a wall — which are also quoted before we continue.
Do you handle permits and inspections?
Yes, included. Drawings, structural calculations, permit applications and building control inspections are all arranged by us and priced into the quote. You are not chasing an inspector on a Tuesday morning.
Can we live in the house during the work?
Usually, and we sequence the programme around it — you keep a working kitchen and bathroom for as much of the job as is physically possible. Where you genuinely cannot, we tell you which weeks before the contract is signed, not during.
How long does a quote take?
Two working days for most jobs after the site visit. Anything needing an engineer or drawings takes about a week, and we will tell you which at the visit rather than leaving you waiting.
Do you use subcontractors?
Our carpenters, bricklayers and labourers are employed. Electrics, plumbing and plastering come from three firms we have used for over a decade, and they are insured and certificated through us. You still only deal with your site manager.
Which areas do you cover?
Kingsley, Millbrook, Rowan, Bellwood, Ashgate and Hartley. Beyond that we take on larger projects only, because a two-day job an hour away costs you travel time you should not be paying for.
