Ask anyone who has had building work done and you will hear the same three stories. Everything below exists because of them.
Ours is fixed in writing after the survey, with a priced schedule of what is included. Variations are quoted and signed before the work happens, never invoiced afterwards.
You get a programme with dates on it and one site manager whose mobile number you have. If a date is going to slip you hear it from us first, with the new date attached.
Ten per cent of the contract is held back until you have walked it with us and the snagging list is closed. That is our incentive, in writing, and it is why we finish.
How it works

A written, itemised price with a programme and a completion date. Valid for ninety days. Yours to compare against anyone else’s.
One site manager, our own trades, dust protection up before anything comes down, and a weekly written update whether or not you ask for one.
We walk it with you, close the snagging list, and hand over certificates, warranties and the manuals for everything installed.
Reviews
Two-storey extension, twenty-two weeks, finished on the date in the contract. The only variation in the whole job was one we asked for, and it was priced before they started it.
They told us the loft would not make a legal bedroom before we spent a penny on drawings. Two other builders had quoted for it happily. We used them for the kitchen instead.
Weekly written update every Friday for five months, whether there was news or not. After the last builder we used, that alone was worth the money.
